Heating is not an afterthought at 4,300 feet

People arriving from Phoenix assume Arizona means cooling. Sedona is a mile up and it freezes here: winter nights below freezing are routine, and it snows some years. A heating system that fails in January is a genuine problem, not an inconvenience, and that is the half of this trade visitors forget exists.

It also means the equipment here works both ways and works hard, which shortens its life compared with a milder climate.

If you own a house that sits empty

A great many Sedona properties are second homes. Ask about a freeze plan: what temperature the system should be left at, whether there is a remote thermostat you can check, and who will look at the house if the power goes out in a storm. A frozen line in an empty house does far more damage than the heating repair would have cost.

Before you replace a system

Replacement is permit work and needs a licensed contractor whatever it costs. Make sure competing quotes are for the same efficiency rating and the same size of unit, and that each says whether the permit, the disposal of the old unit and any ductwork changes are included. A company that measures before it quotes is worth more than one that guesses from the square footage, and an oversized system runs worse and costs more.
